Mark’s diverse experience in the commercial property industry gives him distinct insights into what motivates a broad array of landlords and tenants alike. This provides our clients with the ability to maximise their negotiated position when dealing on lease or sale matters. Clearly, the main motivator for each party is money. How that money is perceived in its security or the longevity of its receipt can play a very big part in the decision making of landlords such as funds and RIETs. Alternatively, they and other groups such as private individuals may simply be looking at plugging a gap in cash flow to ride out the storm!
Understanding these motivators can be advantageous for both landlords and tenants when pursuing a new lease, an extension of lease or surrender.

Landlords not unreasonably seek long term secure income. In these difficult times they are reviewing the security of their cash flow and may see benefit in allowing an assignment or securing a surrender in favour of replacing a current tenant with a new tenant.

This relatively new asset class matches perfectly the needs of tenants who want to grow without the millstone of a long-term lease and the requirements of landlords to generate consistent and growing cash flows.
